High Grove residential subdivision, Box Hill
The High Grove development comprises over 300 new homes in Sydney’s Hills District. Its elevated location offers sweeping views of the Blue Mountains and is in proximity to planned schools, shopping precincts and a wide range of retail, commercial and community services.
At the heart of High Grove is a community park designed as a safe, welcoming and central meeting place for residents. It includes a bike path, children’s playground and recreation spaces.
Lindsay Bennelong Developments engaged Northrop to prepare subdivision design over five stages. It involves roads and drainage, bio basins, and other civil infrastructure.
The site is constrained by the presence of very steep slopes, requiring elaborate earthworks design and retaining wall structures on each lot. The developer is also the builder and this has contributed to complexity of the design, as each lot must be provided with a ready to build on pad.
The lack of lead-in services infrastructure provided uncertainty and required address by authority and utility companies. Since regional basins were still under construction, we designed temporary drainage for detention and water quality.
