Located in Pyrmont, the project consisted of six storey 10,000m2 office building.
Northrop was first engaged to investigate the existing aged and inefficient chilled water system. The initial investigation found that the chilled water system was near failure, resulting in noise issues for surrounding residential buildings and was not appropriate for the plant area.
We were then engaged to complete the design for a replacement system, manage the tender process, superintend the construction and monitor and safeguard the building against possible failure of the existing chillers before the completion of these works.
The clients main focus for this project was to maintain reliable operation of the building (avoiding very large potential claims should the tenant walk out due to failed air conditioning), avoiding noise complaints, reducing ongoing cost and achieving a cost effective replacement of the system.
Through carefully designing an efficient system, considering required staging an timing, then managing the process through design, construction and post construction monitoring we have achieved reliable operation, below budget and on time all whilst maintaining full operation of the building. The installation has achieved substantial energy savings for the building, reduced noise and associated complaints. The existing chillers failed during the lead time for the new chillers, though we were able to manage this so as to avoid interruption to the tenants and keep the building running.
