The bespoke facility located at Bluestone Court, Yatala, comprises of a 17,000 sqm warehouse, over 1,000 sqm of office space and a 147 space carpark.
The site achieved a 5 Star Green Design & As-Built Rating from the Green Building Council of Australia, supported by the design’s inclusion of on-site stormwater management, reuse and water quality improvement devices.
This site presented very challenging soil conditions with extremely hard rock presenting at the sites surface for a large percentage of the site. The Northrop team worked with the client and their cost advisors to establish the most appropriate balance of earthworks vs rock excavation costs, in establishing floor levels and critical sub surface stormwater drainage and sunken loading docks.
