Opal Seaside
Opal Seaside is a new 147-bed residential aged care facility, located in Warriewood. The project involved the demolition of the existing facility (via a two-stage construction programme) and the construction of a new spacious and light-filled building with associated amenities. Residents were moved to temporary on-site accommodation while the existing buildings were demolished, which required coordination efforts and collaboration with other consultants to maintain continuity of care and keep the facility fully operational.
Our teams also carried out extensive onsite investigations in order to determine the main services and suggested temporary works to enable progression of the demolition phase. As the site is on bushfire prone land and under PMS flood levels, our team had to consider and address these constraints in our designs – electrical plant rooms were established on level 1 (with consideration for access and future maintenance), continuous power supply created in the form of a generator and BAL40 doors specified on all plant rooms.
