TJX is a cutting-edge distribution centre for the expanding TK Maxx retail chain, located within a 256-hectare master-planned estate in Marsden Park. The facility sets a new standard for staff amenities, incorporating features like a temperature-controlled warehouse environment for maximum staff comfort, training and conference rooms, mother's rooms, a contemplation room, and an upper-level indoor/outdoor staff break-out area with a roof deck garden.

 

The project was designed and constructed with sustainability principles front and centre, with the objective of achieving a 5 Star Green Star Design & As-Built certification. This was accomplished through the installation of an 800kWp photovoltaic system, as well as energy-efficient systems and building materials to minimize energy consumption. The development also includes a rainwater tank and water-efficient fixtures to reduce the use of potable water. Careful selection of finishes and materials ensured excellent indoor air quality while minimising harm to the environment. Our sustainability team was actively involved in the project from the outset, collaborating closely with the broader team to ensure compliance with Green Star requirements and other relevant ESD principles. 

 

Structural challenges included accommodating VNA racking and automated conveyor systems within an extremely wide warehouse, which caused lower sprung heights at the building's edges than in a typical warehouse. To address this, an innovative system of hold-down piles was used to counter rotation and support the 20m cantilevered awning.

 

TJX is a state-of-the-art distribution centre that prioritises sustainability and staff well-being, providing an exceptional working environment while minimising its environmental impact.
