Wrentmore Street Community Housing

This 6-story building provides accommodation for 39 low-income families. It has been designed to provide the facilities and comfort of a modern home while minimising energy costs to residents.

Ware Building engaged Northrop to take on a partially complete services design that was not yet compliant to Australian and NCC requirements.  The project had extremely short timeframes as well as stringent sustainability and cost requirements.  A 4-Star Green Star Rating and an average 7-star NatHERS rating was also required. 

We needed to build rapport with the architect quickly and work together to deliver a compliant and cost effective solution. However, there were a number of challenges. Construction was continuing as the design was being finalised; there were specific SGCH Group requirements for metering and minimum air supplies and; additional riser space was required to ensure compliance. There were also some project delays due to coordination with the architect.

By building on the original design, Northrop was able to improve its compliance with Australian Standards while maintaining a focus on providing a comfortable and efficient naturally ventilated space.
