When it comes to subdivisions, seeing the bigger picture, and taking time to re-design before committing to a direction, can make all the difference to your bottom line.

Northrop approached the re-design and development of 155 sites, Stages 3-6 of the Morisset North subdivision with a focus on efficiency. The site will become a haven for premium caravan storage in the future. The “Archers Run” development by Ingenia Lifestyle will be a visionary lakeside community designed exclusively for those aged 55 and above.

Building on the foundation set by the construction documentation for Stages 1 and 2 completed by others we provided significant value engineering by redesigning the 3D grading and earthworks of the site to eliminate a large amount of high walls between lots.

This approach not only saved costs but also delivered a more appealing final product, enhancing property value and achieving a premium outcome for the client. Northrop’s commitment to value engineering shaped a better, more sustainable result for everyone involved.
