In one of our earliest partnerships with Sydney Business Park, Northrop played a key role in securing development approval from Blacktown City Council for the construction of the ASICS Oceania headquarters at Marsden Park. We also worked alongside Richard Crookes Construction to deliver integrated civil, structural, and sustainability engineering services, supporting the project through every stage of delivery.

Built on a 57,000 sqm site, this purpose-designed facility brings together warehouse, office, and retail spaces under one roof—a distinctive approach that required seamless coordination across the team to manage its scale and complexity.

Project

The vibrant headquarters includes a two-storey office with custom timber framing, a 25,000sqm distribution warehouse, and interactive amenities such as a mini soccer field, basketball court, and tennis courts, allowing ASICS to showcase its products in action.

A wide range of sustainability measures were also incorporated into the design including photo-voltaic solar electricity, energy smart metering and monitoring, energy-efficient LED skylights to enhance natural lighting, performance glazing and insulated wall panels, stormwater quality improvement devices, and water-efficient fixtures.

Delivery

The project presented several site complexities, including a high voltage 33kV overhead transmission tower and lines and significant level changes. Northrop applied smart, practical, and innovative design solutions to address these constraints, working closely with Transgrid to demonstrate that the facility could safely operate alongside major transmission lines running through the heart of the site. By precisely balancing earthworks with final surface levels, we maintained safe clearances and maximised site efficiency.

Our ability to align regulatory requirements with an optimised design approach helped streamline approvals from both Blacktown City Council and Transgrid, enabling construction to commence ahead of schedule.

ASICS Oceania Managing Director, Mark Brunton said the company was “absolutely thrilled to have opened its new Oceania headquarters at Marsden Park.
