Northrop was engaged directly by Mingara, who we have worked with previously on many smaller projects. Encore by Mingara was our first opportunity to work with the Mingara team on a larger scale. While the projects we previously delivered were small, we were able to demonstrate that we were helpful, flexible and responsive, which helped with building our relationship.
Encore by Mingara has 86 quality rooms spaced over four floors. It is the only accommodation of its scale in Tumbi Umbi and neighbouring suburbs. The Client’s main goal was to create a development that suited their budget, but one that also reflected the quality of the existing facilities. The Club is adjacent to the hotel and is an upmarket recreational club with a 400-person (seated) function centre, two restaurants, gaming, lawn bowls, and a full-scale gym and aquatic centre.
We strived to design a structure that achieved the architect’s requirements leading us to develop imaginative solutions to transfer the load through the building. There were several challenges with the delivery of this project. One of which included the ground conditions of the site. The soft, deep soil profile required piling the entire building. Other challenges related to designing the stormwater system to marry in with the existing stormwater constraints. An example of a technical challenge that we overcame was in facade engineering. The original designs we were presented with, required 350 steel columns to be incorporated into the facade. Northrop’s involvement and creative thinking eliminated all of those steel columns allowing us to reduce the construction cost significantly and deliver the project facade in a much faster time frame.
Mingara Recreation Club is one of 3 venues on the entire Central Coast that can hold 700 attendees in one room. The Club’s only hurdle before this Hotel was the lack of accommodation nearby. Now, with the construction of the Hotel, weddings, conferences and large-scale events will be frequent, boosting the local economy and tourism in surrounding areas.
