Having partnered with Scape and Infinity over many years and different projects, Northrop has established a reputation of providing efficient and pragmatic design, resulting in tighter and leaner engineering solutions. This has resulted in helping Infinity win bids through rapid servicing and the acceleration of project timelines. 

Project

 Located in Melbourne’s Carlton Gardens Precinct, the Scape Victoria Street project is a 24-storey student accommodation development, designed to hold 533 student beds, including ground floor retail and a 5-Star Green Star sustainability rating.  
 
The accommodation was designed to primarily serve university students from The University of Melbourne and RMIT and provide them with ‘more than just a room.’ The goal was to create the first accommodation of its type in Melbourne that included all meals and approached that of a homely environment, including a communal kitchen, focused on building a community of students. 
 

Delivery

The team faced a fast-paced program during the COVID period, compounded by challenging existing site conditions including an old petrol station on the site which needed the underground tanks removed requiring remedial works, complex piling and VicRoads approvals due to proximity to Victoria Street. The team also had to adjust to ever changing regulatory conditions imposed during the COVID period.  
Based on our strong relationship with Scape and Infinity, we were able to take on additional scope, writing all the monitoring and control plans to satisfy VicRoads and helping to short track the establishment phase of the project. We also collaborated with Scape and Infinity, easily achieving the 5-Start Green Start accreditation,  

Impact

Scape Victoria Street was awarded the ‘Best Student Accommodation Development’ at the 2024 Property Guru Asia Property Awards. Being able to deliver a project of this type to university students is very rewarding and we’re proud the building will be able to operate in such a sustainable way.
