Northrop partnered with McNab and CIL Management to deliver The Link Industrial Park, a large-scale industrial development. The project involved close collaboration with Brisbane City Council to meet trunk works upgrade requirements while ensuring cost-effective solutions for the developer.

Project

The Link Industrial Park involved constructing industrial warehouses alongside critical road infrastructure improvements. The site’s flat topography posed significant stormwater management challenges, while the presence of unsuitable onsite materials required careful geotechnical coordination. Meeting council road classification standards for future traffic was also a key consideration in ensuring the project’s long-term success.

Delivery

To address stormwater challenges, Northrop designed elevated building pads and hardstand areas, directing water into individual stormwater pits to manage runoff effectively. Collaboration with geotechnical consultants ensured that unsuitable materials were identified and replaced, enhancing site stability. In partnership with Brisbane City Council, Northrop designed a deep lift asphalt road that met the required classification for future traffic loads. Additionally, our team worked closely with consultants to identify opportunities for reducing infrastructure charges for the developer, optimising the project’s financial feasibility. Northrop’s experience in stormwater management and infrastructure planning played a crucial role in overcoming site constraints.

Impact

The project successfully mitigated stormwater drainage issues by diverting flow away from the Sherbrooke Road system, reducing environmental impact and long-term maintenance costs. The replacement of unsuitable materials improved the site’s stability, ensuring the durability of the industrial park. The upgraded road met all council specifications, aligning with Brisbane City Council’s infrastructure plans. Furthermore, the development includes three new 5-Star environmentally sustainable designed (ESD) warehouses, reinforcing the project’s commitment to sustainability and efficiency.
Northrop’s strategic coordination with the council resulted in the external roadworks being recognised as part of the city’s infrastructure upgrade plan, securing a rebate against future infrastructure charges. Our expertise in stormwater management also enabled cost-saving negotiations with the council, ultimately reducing overall expenses for the developer.
