Axis Alexandria, Goodman’s first multi-storey industrial development in Australia and the first completed in South Sydney, showcases their bold commitment to delivering future-focused, high-performance buildings.
Our Sustainability team was engaged to deliver a comprehensive life cycle assessment of the building, ultimately supporting Goodman achieve a 6 Star Green Star Design & As Built rating on the project, the highest certification awarded by the Green Building Council of Australia.
With all new Goodman developments targeting a 5 Star rating as standard, the approach to 6 Stars required a collaboration and thought. Drawing on our longstanding relationship with Goodman and in close partnership with BESIX Watpac, FJC and SBA Architects, we contributed practical, high-impact sustainability strategies that addressed every stage of the building’s design, construction and long-term operation.
Reducing the building’s embodied carbon was a key focus. Through considered material selection and design refinement, the project achieved a 9% reduction in upfront carbon emissions, supported by high SCM (supplementary cementitious material) concrete mixes and a waste strategy that saw over 92% of construction and demolition waste diverted from landfills. Over the building’s full life cycle, our analysis and recommendations contributed to an impressive 105% reduction in whole-of-life carbon, setting a precedent for similar industrial developments.
Beyond the 16,085 sqm structure itself, operational efficiency was a key focus for Goodman. The building features high-performance insulation and glazing, efficient HVAC systems, an all-electric design and a peak solar power capacity of over 400kw, generating more than 530MWh of energy annually. A building analytics platform was also integrated to track and optimise performance, ensuring the building can adapt to future operational needs while maintaining minimal environmental impact.
The project’s approach extended to the broader site experience as well. Landscaped areas feature drought-tolerant native species, irrigated using rainwater captured in a 20kL tank system. Amenities like outdoor seating, public art, and end-of-trip facilities were integrated to support wellbeing and community use, alongside indoor environmental quality considerations such as low-toxicity materials, access to daylight and acoustic comfort.
Axis Alexandria demonstrates what’s possible when sustainability is embedded from the outset; not as a feature but from the foundation.
