Project

Kingsley Hotel was an adaptive re-use of the former Newcastle Council Administration Building (the ‘Roundhouse’) to create a 5 star boutique hotel. The development involved significant structural alterations plus construction of an additional level.

Delivery

The existing building was constructed in the 1960’s, yet despite it’s age, our team was able to utilise the strong circular form of the reinforced concrete building to design in the major structural alterations without need of significant and costly structural retrofit works. Where necessary, our team designed in strengthening works to achieve modern code compliance.

Our team’s detailed building analysis techniques also demonstrated potential mine subsidence effects to the building which eventually convinced the Mine Subsidence Advisory that mine void grouting works would not be required, which had initially been mandated at substantial cost to the client.

Impact

Kingsley has revitalised one of the most iconic buildings in Newcastle. The brutalist architectural style has been softened by the additions, but the history still shines through. Kingsley was the first 5-star hotel to open in Newcastle and has filled a much needed gap in the accommodation offerings in Newcastle.
