Northrop has a long-standing relationship with Greenland Australia, having previously partnered on the award-winning Omnia project and Stage 1 of Park Sydney, completed in 2020. For Stage 2 – Park Sydney Arbor, we worked closely with Greenland again to deliver the final stage of this major urban renewal project. Throughout, our focus was on delivering innovative, cost-effective solutions while remaining within budget, meeting the client’s key priorities.

Project

Park Sydney is a 6.9-hectare mixed-use urban renewal project in Erskineville, just 4 km from Sydney’s CBD. As one of Sydney’s largest masterplanned communities, it comprises nine buildings ranging from two to eight storeys, delivering approximately 1,400 apartments, a 7,400 sqm park, and a 5,000 sqm retail precinct including a Woolworths Metro.

The development forms part of the larger Ashmore Precinct urban renewal project, enhancing the eclectic and vibrant Erskineville community.

Park Sydney Arbor, with 165 apartments, builds on Stage 1 buildings Botany and Cascade (330 apartments), also designed by Northrop, which established a standard of quality and are now home to thriving and engaged communities.

Delivery

Northrop provided structural engineering design for this project, creating solutions that were both buildable and cost-effective across a highly complex urban site. Challenging ground conditions, including very soft, contaminated soil, high groundwater levels, and proximity to major infrastructure, required careful analysis and innovative approaches.

We developed basement and retention solutions that successfully navigated existing Transgrid assets, the Sydney Desalination pipeline, a potable water tunnel, and a heritage substation, while investigating bespoke options such as complex external cantilevered arches and alternative basement support systems.

Throughout the project, Northrop worked closely with multiple consultants and the construction team to ensure seamless coordination, balancing technical innovation with practical delivery.

Our focus on early collaboration, innovative problem-solving, and value-driven design ensured the project remained cost-effective while meeting the client’s expectations.

Structure is the backbone of any building, directly impacting project cost and the long-term safety of our customers. We engaged Northrop for Park Sydney, and Lilian’s team was exceptional. Even after their services were novated to the builder, Northrop maintained a rigorous professional standard, refusing to compromise on structural integrity. They acted as true guardians of the project’s quality, ensuring every element met our high standards.
