Located on Prebble Street in Rochedale, Brisbane’s southern growth corridor, Innova is a landmark industrial precinct comprising 52 architecturally designed warehouse tenancies across four buildings. The development sets a new benchmark for premium office-warehouse design in South East Queensland.
Northrop was engaged by Prekaro Projects to provide structural engineering services across the full design and construction lifecycle of the Innova Rochedale precinct. Set on a 14,530sqm site with 9,018sqm of building space, Northrop’s structural design underpinned the delivery of 52 individual warm-shell tenancies, each completed with a bathroom, mezzanine, and full services that caters to businesses of varying sizes.
A key focus of Northrop’s structural scope was ensuring the building fabric could accommodate the precinct’s high design ambitions without compromising structural efficiency. This included coordinating the structural system around full-height mezzanine glazing in selected tenancies. This required precise detailing to achieve the clean, open sight lines central to the architectural vision. Northrop also provided structural design for 52 custom stained timber staircases with black powder-coated balustrades, working closely with the design team to integrate these bespoke elements seamlessly into the mezzanine structures across all four buildings.
The precinct’s finished floor levels were set above Q100 flood levels, a critical design consideration for a development of this scale. Northrop’s structural design ensured compliance with these requirements while maintaining the efficiency and buildability of the overall structural system, providing confidence to both the client and end purchasers.
The site also features extensive hardstand areas, landscaping, and provision for a future onsite café. Northrop’s structural design supported the site outcomes, coordinating with other disciplines to ensure a cohesive and fully integrated precinct.
Northrop provided structural engineering services from design through to construction, with ongoing construction phase support throughout the build. This end-to-end involvement allowed for proactive resolution of structural coordination issues as they arose, maintaining design intent across all 52 tenancies and four buildings simultaneously.
Despite weather delays experienced early in the programme, the responsive engagement during the construction phase supported strong coordination across all trades. The project was ultimately delivered two months ahead of the original schedule, completing in time for the end-of-year wrap-up in 2025.
