The $50 million redevelopment of Wilkinson House transformed a heritage building at SCEGGS Darlinghurst into a contemporary educational facility. The project was driven by the school’s vision to create an exemplary and inclusive learning environment while preserving the building’s heritage significance and achieving strong environmental performance. The redevelopment balanced the retention and refurbishment of the prominent 1901 heritage brick façades with contemporary construction, including a new reinforced concrete structure, basement level, additional floor and rooftop learning space following demolition of the original timber-framed building.
Northrop partnered with Smart Design Studio, Grindley Construction, Sandrick Project Directions and SCEGGS throughout the redevelopment, maintaining close collaboration from concept design through to construction. Building on an established relationship with Sandrick Project Directions, the team integrated sustainability initiatives, resolved complex civil and structural challenges and managed the risks associated with retaining the 1901 heritage façades.
Following the design phase, Northrop was retained directly by SCEGGS as the independent structural peer reviewer during construction. Working alongside the contractor and project team, Northrop provided specialist heritage engineering advice and reviewed the temporary works, demolition methodology and construction sequencing to help protect the heritage fabric and ensure the original design intent was successfully delivered.
Northrop provided structural and sustainability engineering services from concept design through to tender, working closely with the wider design team to realise the project’s vision within the constraints of a significant heritage building. The integrated approach balanced ambitious environmental performance targets with the technical challenges of adapting and expanding the existing structure.
As the project’s ESD consultant, Northrop developed and implemented a holistic sustainability strategy aligned with the Green Building Council of Australia’s Green Star Design & As Built v1.3 framework. This included energy modelling, an all-electric building strategy, renewable energy strategy and procurement planning, embodied carbon assessment, indoor environment quality design, water efficiency planning, stormwater management and climate resilience assessment. Throughout the project, the team maximised the adaptive reuse of the heritage building as a key embodied carbon reduction strategy while supporting the client’s environmental performance objectives.
From a structural perspective, Northrop developed an efficient design that maximised usable floor space within the retained heritage envelope. By optimising structural floor depths, the design accommodated an additional level and rooftop learning space without compromising floor-to-floor heights or the architectural vision. A new reinforced concrete structure was designed to carry all vertical and lateral loads independently, avoiding additional loading on the existing unreinforced masonry façades and providing permanent lateral restraint once construction was complete.
During construction, Northrop provided independent structural peer review services. Our in-house heritage engineering specialist reviewed the façade retention system, demolition methodology, excavation sequencing and temporary works to manage the risks associated with the heritage works. The project required underpinning the heritage walls and foundations, supporting the southern façade during basement excavation, and carefully managing the demolition and reconstruction of the building behind the retained façades. Comprehensive survey monitoring and movement instrumentation verified that façade movement remained within strict tolerances, ensuring the heritage fabric was protected throughout construction.
The Wilkinson House redevelopment demonstrates how heritage conservation and high-performance design can work together to deliver lasting value. Achieving a 62.3-point Green Star Design & As Built v1.3 rating, the project combines adaptive reuse, an all-electric design, onsite renewables and improved indoor environmental quality to create a healthier, lower-carbon learning environment.
The innovative structural solution enabled a new basement, additional level and rooftop learning space while preserving the heritage streetscape. By designing the new building as an independent structural system and implementing rigorous peer review and construction monitoring, the retained heritage façades remained protected throughout demolition, excavation and construction.
The result is a future-ready learning environment that preserves SCEGGS’ heritage while supporting generations of students.
