Northrop was originally engaged by Lahey Constructions to identify structural value engineering opportunities for the Bonobo by Raes project. Our early involvement led to a strong working partnership with the builder, and later with Podia, Marcon and Buchan. By collaborating across disciplines and phases, we were able to provide structural and civil design solutions that not only aligned with the architectural vision but also significantly improved buildability and project efficiency.
Project
Bonobo by Raes is a luxury residential development in the heart of Byron Bay, comprising 41 boutique hotel-apartments designed by Buchan. Northrop was engaged early to explore more efficient structural solutions. One of the key outcomes was simplifying the basement design by replacing a complex piled system with a more streamlined raft foundation, developed in close consultation with the geotechnical engineer to suit site conditions, reduce material use, and support a more efficient construction process.
Delivery
Northrop was engaged by Lahey Constructions to provide structural and civil engineering services for The Bonobo by Raes. Early in the project, our team worked closely with the builder, architect, and geotechnical consultants to identify smarter, more cost-effective ways to deliver the structure. A major success was the redesign of the basement foundation, replacing the original piled solution with a raft foundation better suited to the site’s ground conditions. This approach reduced material usage, streamlined construction sequencing, and improved overall project efficiency.
Throughout the project, Northrop remained focused on aligning engineering outcomes with the broader design vision. By maintaining clear communication and a collaborative mindset, we ensured that the structural systems supported the project’s architectural integrity, while meeting budget and program objectives. Our ability to offer practical design solutions and adapt to site-specific constraints helped set the foundation, literally and figuratively, for this premium coastal development.
Impact
The Bonobo by Raes is set to become a standout addition to Byron Bay’s built environment, bringing a new level of design sophistication to the region. The development delivers high-end hotel-apartments supported by a rooftop pool, gym, EV charging, and landscaped communal areas. Northrop’s early input helped ensure the project was delivered efficiently and sustainably, without compromising on quality. The result is a refined, thoughtfully engineered development that supports local tourism and residential needs while contributing to the long-term vibrancy and identity of the Byron Bay foreshore precinct.
