Located within the Citiswich Business Park in Bundamba, Smartstores at Citiswich is a $45 million premium strata work store development comprising 50 architecturally designed industrial and commercial units, delivering a new benchmark for high-spec, versatile business space in Brisbane's fast-growing western corridor.
Northrop was engaged by Prekaro to provide structural engineering services across the full design and construction lifecycle. Set on a 15,400sqm site with 8,819sqm of building area, Northrop’s structural design supported the delivery of 50 versatile units ranging from 95sqm to 462sqm, catering to a diverse mix of small businesses, trades, e-commerce operators, and investors seeking high-quality industrial accommodation in one of Southeast Queensland’s most active growth precincts.
Each unit was designed to achieve a minimum 7m internal warehouse clearance with high-bay, clear-span structural layouts, maximising flexibility for end users across warehouse, showroom, office, and storage configurations. Northrop’s structural scope centred around providing efficiently designed units with mezzanine offices, requiring careful structural detailing to integrate the mezzanine levels within the clear-span warehouse envelopes while maintaining the corporate presentation and premium finish central to the project’s design intent.
The precinct is completed by a café with outdoor seating and a breezeway, creating a relaxed, community-friendly atmosphere for tenants and visitors. Northrop’s structural design supported these amenity spaces alongside the broader industrial buildings, ensuring a cohesive and fully integrated structural outcome across the entire site. The development also features a fully fenced and secure complex with gated entry, efficient truck and car access, and prominent signage opportunities.
Northrop provided structural engineering services from Schematic Design through to Construction Documentation, with ongoing construction phase support throughout the build. This end-to-end involvement allowed Northrop to proactively manage structural coordination across the 48-unit development, ensuring design intent was maintained consistently and that the structural system supported the project’s high-quality finish and tight programme requirements.
Despite challenging weather conditions encountered during construction, close collaboration between Prekaro, and trade partners kept the project on track.
Smartstores@Citiswich was delivered more than two months ahead of the original schedule.
The completed precinct has drawn strong buyer and tenant interest, with nearly 20 per cent of units sold prior to completion, reflecting the quality and appeal of the finished product.
