PROJECT

The Airds Road Logistics Hub is a large-scale industrial development in Southwest Sydney, delivering modern warehousing and logistics facilities to support the region’s growing freight and distribution demands. The development comprises two high-clearance warehouses, Warehouse A and Warehouse B, associated office space, and extensive hardstand and vehicle circulation areas. Its strategic location provides access to key transport connections, supporting the operational needs of future tenants.

From the outset, the project was designed to combine strong operational performance with a high standard of environmental sustainability.

PARTNERSHIP

Northrop was engaged by Prime Constructions to provide acoustic, civil and sustainability (ESD) engineering services on behalf of end client and developer Charter Hall. We worked alongside PACE Architects and the wider consultant team to develop practical solutions that supported the project’s sustainability, operational and construction requirements.

Northrop’s ESD strategy was developed alongside the architectural, cost planning and construction teams, helping balance sustainability ambitions with cost, constructability and tenant requirements throughout the project.

DELIVERY

The development achieved a 5-Star Green Star rating, supported by a range of sustainability initiatives incorporated into the base build. These included a 200kW solar PV system, low-carbon concrete in the warehouse slabs, rainwater harvesting, EV charging readiness and energy-efficient building services.

Our acoustics team also supported the Green Star submission, helping the project achieve the internal noise levels (10.1), reverberation (10.2) and acoustic separation (10.3) credits. This involved design advice through documentation, followed by site verification testing to confirm the as-built acoustic performance.

During site testing, an issue with the wall detailing was identified that was affecting the acoustic separation credit. Northrop provided advice to improve the acoustic performance while managing cost and buildability, allowing the credit to be achieved.

IMPACT

The Airds Road Logistics Hub delivers a contemporary industrial facility that balances operational efficiency with strong sustainability outcomes, supporting both tenant needs and broader environmental objectives.

The 5-Star Green Star rating, combined with on-site renewable generation, low-carbon materials, and water and transport initiatives, together with the acoustic performance verified on site, positions the facility to perform well for its occupants over the long term while reducing its environmental footprint – a strong outcome for an industrial and logistics asset of this scale.
