Northrop’s long-standing relationship with FDC Construction & Fitout has been built through consistent delivery across industrial and logistics projects, underpinned by close collaboration and shared accountability.

At Moorebank, this relationship was central. Working within a design and construct model, early alignment and a high level of trust enabled fast decision-making, clear communication, and delivery that stayed closely aligned with program and intent.

Project

Warehouses S1, S2 and S5 form part of the Moorebank Intermodal Precinct, one of Australia’s most significant logistics developments, delivered by ESR Group.

The precinct connects rail freight with Port Botany and the motorway network, reshaping freight movement across Sydney by shifting logistics from road to rail and improving network efficiency at scale.
The three facilities span more than 160,000 m² and are supported by internal roads, services infrastructure and an internal transfer vehicle system enabling efficient container movement across the site.

Sustainability and supply chain efficiency were embedded from the outset, with more than 30,000 m³ of concrete placed and 2,000 tonnes of structural steel delivered via rail. Each building is targeting a minimum 5 Star Green Star rating, supporting lower carbon outcomes and long-term operational performance.

Delivery

Northrop provided structural and sustainability engineering services across all three warehouses, working closely with FDC and the wider team from early design through to construction.

A key complexity was the use of imported structural steel, requiring detailed coordination to ensure compliance with Australian Standards and the NCC. This introduced additional requirements around testing, traceability and quality assurance across the supply chain.
In collaboration with FDC and the steel subcontractor, Northrop implemented a structured review process covering third-party testing, material verification and full traceability of steel components through fabrication. To support this, the team also visited the manufacturing facility in Vietnam, providing direct insight into production and strengthening supplier relationships.

Across the project, disciplined documentation and early coordination were critical in managing scale and complexity. Integrating base build and tenant fitout requirements, particularly in S2 and S5, required close collaboration to maintain flexibility without impacting programme or quality.

Impact

The Moorebank Intermodal Precinct represents a significant shift in how Sydney approaches freight, logistics and industrial development.

By enabling greater use of rail and reducing dependence on road transport, the precinct supports more efficient and lower-emission supply chains at a city-wide scale. Projects like S1, S2 and S5 play a direct role in that transition, providing the infrastructure needed to support growing demand while improving how goods move through the network.
