Northrop partnered with Abadeen Group to deliver Koyo Apartments, working in close collaboration with acclaimed architect Koichi Takada. This project builds on an established relationship, following our previous work together on Enso Neutral Bay, and reflects a shared commitment to thoughtful, design-led residential development.

Project

Set within the leafy streets of Crows Nest, Koyo is a boutique collection of 27 luxury residences designed as a calm, private retreat within a dense urban setting.
The project set out to deliver a highly refined residential environment that prioritises natural light, cross ventilation and a strong connection to landscape, while maintaining the comfort of a low-rise, boutique form. Designed by Koichi Takada, the architecture draws on organic forms and a restrained material palette.

Delivery

Delivering Koyo required careful coordination from the earliest stages. Northrop provided structural engineering services across the full project lifecycle, working closely with the client and design team to ensure the architectural vision could be realised.
A defining challenge was the presence of a major Sydney Water stormwater asset running through the site. Unlocking the project meant completely re-aligning this asset, an exercise that demanded early planning, specialist input, and close coordination with multiple stakeholders. Northrop supported this process by assisting with the Specialist Engineering Assessment for Sydney Water and designing a tailored shoring solution that integrated with both the basement structure and the revised pipe alignment.
Alongside this, we delivered the full detailed design of the post-tension slab, carefully coordinating the structure to support the building’s curved forms and open-plan layouts.

Impact

Koyo Apartments shows how a well-resolved design and engineering response can deliver high-quality living on a constrained inner-city site. By aligning structural solutions with the architectural vision, the project successfully delivers a boutique residential building that balances design quality, functionality and liveability in a constrained inner-city setting.
