In collaboration with project builders FDC, Northrop provided structural and sustainability services for TJX, a cutting-edge distribution centre for the expanding TK Maxx retail chain, located within a 256-hectare master-planned estate in Marsden Park.

Project

The facility establishes a new benchmark for staff amenities, offering features such as a temperature-controlled warehouse environment for optimal comfort, dedicated training and conference rooms, mother’s rooms, a contemplation room, and an upper-level staff break-out area that includes both indoor and outdoor spaces with a roof deck garden. Originally designed to accommodate 300-400 staff, the facility is built with future growth in mind, incorporating automated systems and Fmin60- and FM2-compliant concrete slabs throughout the warehouse to support industry advancement.

Delivery

Sustainability was a central focus throughout the design and construction of the project, with the goal of achieving a 5 Star Green Star Design & As-Built certification. This was achieved through the installation of an 800kWp photovoltaic system, alongside energy-efficient systems and building materials to reduce energy consumption. The development also features a rainwater tank and water-efficient fixtures to minimize the use of potable water. A careful selection of finishes and materials helped to ensure excellent indoor air quality while reducing environmental impact. Our sustainability team played an integral role from the beginning, working closely with the broader team to ensure alignment with Green Star criteria and other relevant ESD principles.

Structurally, the project faced the challenge of integrating VNA racking and automated conveyor systems within a vast warehouse, resulting in lower sprung heights at the building’s edges compared to typical warehouse designs. To address this, an innovative hold-down pile system was implemented to counteract rotation and support the 20m cantilevered awning.
