PARTNERSHIP AND PROJECT

Northrop partnered with Frasers Property International to deliver the civil engineering design for this bespoke industrial facility at Bluestone Court, Yatala. The 17,000sqm warehouse includes more than 1,000sqm of office space and a 147-space carpark. Working closely with the client and their cost advisors, we navigated challenging site conditions while balancing construction requirements, cost and buildability.

DELIVERY

Extremely hard rock was encountered at the surface across a large portion of the site, creating significant challenges for earthworks and underground drainage. Northrop worked with Frasers Property International and the project’s cost advisors to establish the right balance between earthworks and rock excavation costs.
This informed the development of floor levels and the design of critical sub-surface stormwater drainage and sunken loading docks. By considering these elements together, we helped develop a practical civil solution that responded to the site conditions while supporting the project’s broader cost and construction objectives.

IMPACT

The result was a buildable civil design that responded to a challenging site while supporting the project’s sustainability targets. The facility achieved a 5-Star Green Star rating and provides a high-quality industrial asset designed for long-term use.
