Northrop partnered with Centennial Property Group to refurbish an existing 1990s warehouse and office facility while constructing a new warehouse building. Our role focused on integrating modern stormwater solutions, enhancing site functionality, and minimising disruptions to ongoing business operations. The project benefited from our strong collaboration with geotechnical experts and our commitment to delivering cost-effective, client-focused solutions.
Project
The project involved refurbishing an aging warehouse and office facility while incorporating a new warehouse structure. One of the key challenges was integrating existing buildings into a cohesive storm water management plan. Additional complexities included regrading hardstand areas to accommodate truck turning and container storage, upgrading pavement infrastructure, and managing unsuitable materials from adjacent wetlands.
Delivery
Northrop regraded hardstand areas to ensure optimal truck movement and container storage while effectively redirecting internal stormwater flows. The project also involved upgrading existing asphalt pavement over the car park to enhance durability. Given the site’s proximity to wetlands, unsuitable materials had to be carefully managed. In collaboration with geotechnical specialists, we provided construction advice on material replacement and custom-designed three bio basins to control overland flows and roof water efficiently.
To minimise disruption to the client’s business operations, we implemented a staged approach, allowing controlled site access while ensuring continuity of business activities. This proactive planning was key to maintaining efficiency and reducing downtime.
Impact
Northrop’s strategic stormwater management solutions and infrastructure upgrades significantly improved site functionality while aligning with the client’s operational needs. Our expertise in managing unsuitable materials helped reduce costs and environmental impact, ensuring a smooth construction process.
