EPIISOD is a 732-bed purpose-built student accommodation tower in Macquarie Park, delivering elevated student living and marking the first Sydney development for Centurion. Delivered alongside AJC, Centurion, Colliers, Kazbar Projects and Richard Crookes Constructions, Northrop provided civil, structural, façade and sustainability services as part of a closely aligned project team.
The integrated Northrop team developed a well-coordinated and considered tender design that provided a strong foundation for delivery. This approach minimised the need for redesign during construction and reduced design lag for Richard Crookes Constructions and their subcontractors. It also helped maintain momentum on site while preserving the original engineering intent through to completion.
Early in the process, Northrop’s disciplines worked together to develop a sustainability matrix, testing options against their potential impact to guide practical, balanced outcomes for the site. To streamline DBPA approvals, our structural team worked closely with Richard Crookes, AJC and the PT and shoring subcontractors to establish a workflow that allowed for gateway reviews and final coordination prior to Design Declaration. This approach was adopted across the project and helped reduce the number of re-declarations required, supporting progress on site and assisting Richard Crookes in meeting construction milestones.
That same discipline carried into construction. Strong quality assurance processes and early stakeholder alignment ensured documentation consistently guided delivery on site. Regular “page-turn” sessions created structured opportunities to work through upcoming details, resolve buildability questions early and maintain coordination across trades.
The façade design brought together multiple materials and architectural elements into a unitised system, balancing design intent with buildability. Close collaboration between the design, engineering and façade teams streamlined development and supported efficient resolution of late-stage design queries without disrupting progress.
Underpinning the project was a culture built on trust, transparency and shared accountability. With a clear understanding of requirements and a collective commitment to delivery, the project maintained a steady pace and strong engagement from start to finish.
The result is a well-resolved project delivered with consistency and care, with a team that remained aligned from concept through to completion.
